If you don’t know the age of your roof you can check-in with your townhall to see if a permit was pulled. If nothing is there, it’s very possible the age of the roof may be the age of your house.
Are there visible stains or streaks in your attic or on your ceiling?
This typically means there is a leak somewhere or possibly a condensation issue caused by improper ventilation.
In many cases you should be able to check for the following while on the ground. If not, you may want to contact a professional to conduct an inspection for you.
Cracked, damaged or missing shingles?
These can compromise the integrity of your roof and lead to leaks if not already occurring.
Granules in the gutters or downspouts?
The granules on a shingle are what protects the waterproof mat from failing! If you are seeing lots of granules, it means your roof is slowly washing away.
Any moss or other plants growing?
This unwanted plant growth can shorten the life of your roof. Moss absorbs moisture, roots can lift shingles and the constant moisture can eventually cause mold and rot.
How does your flashing look?
Your home’s flashing directs water flow away from your home. Vents, skylights and chimneys all need to have a good seal – if not this can lead to leaking too.
