My roof is fine… but it’s 20+ years old… should I be concerned?
Roofers nationwide would agree, if your roof has hit or is about to hit that 20-year mark, it is time to plan for a new roof. Today, that means any roof installed during or before 2001 should be replaced. And this is assuming that the original roofing contractor did a superb job installing your roof way back when.
You should replace it proactively to protect the rest of your home and family. If you wait for a leak, you may be too late. Water can be entering your home for some time before you notice it leaking from the ceiling.
A good indicator that water is already entering your home is staining or streaking on the underside of your decking. You can investigate this by looking at the ceiling of your attic area. Moisture can build up and begin to create mold and possibly rot. Needless to say, mold and rot are not good for your home or for your family. By the time water makes its way down through your ceiling it most likely has already caused issues spreading throughout your attic area.
From your home’s exterior, if you have three-tab shingles your roof is most likely over 20 years of age. Three-tab shingles are no longer used in Connecticut as they do not meet wind speed requirements for our building codes. You also should check for nail pops which are areas where the shingle has lifted from the surface because the nail has popped up. Curling, cracked, or missing shingles are additional signs of stress to your roof.
Like most products, shingle technology has significantly changed over the years. The shingle of today is built to last longer, withstand the elements better, and even fight discoloration.
If your roof is 20 years old and not having any of the above issues, you most likely don’t need a new roof tomorrow, but it is good to have a plan for the near future.
